    What Happens if there are issues with a Home Inspection

    So you’ve gotten a home inspection done and have received the report. But what happens if the inspector found issues with the property while performing a home inspection? This is a question that many people ask when they are looking to buy a new home. It’s important to know what can happen if there are any problems with the home inspection. We will discuss some of the pitfalls that come with finding issues with a property during the home inspection. We will also provide information on how to deal with these problems.

    Even though you hire an experienced inspector to do a professional inspection, that does not mean that they won’t find some issues with the property. These issues can range from small problems that can be easily fixed to major problems that could cost thousands of dollars to repair.

    Some of the most common issues that are found during a home inspection include:

    – Water damage

    – Mold or mildew

    – Electrical problems

    – Plumbing problems

    – Foundation issues

    – Roofing problems

    These are just some of the most common issues that can be found during a home inspection. If any of these issues are found, it is important to have them addressed as soon as possible. Depending on the severity of the problem, you may be able to fix it yourself or you may need to hire a professional.     If you are having problems with your home inspection, there are a few things that you can do. 

    First, you should try to contact the person who performed the inspection and ask for their help. They may be able to provide you with some advice on how to fix the problem or they may have someone they can refer you to who specializes in repairing certain issues. If this does not work, you can also contact a professional contractor who specializes in home repairs. They will be able to come out and take a look at the problem and give you an estimate on how much it will cost to fix it. They will also likely have sub-contractors on their payroll that can perform the fixes.

    Just as some people get multiple opinions for medical issues – the same goes for your home when it is having issues. Multiple opinions from different inspectors or repairmen may uncover additional issues or reassure you that certain areas of the house aren’t as big of a problem as you thought. 

    The quality of a home inspection can be affected by factors such as the length of time the inspector has been in business and the level of their expertise. You can always request a second inspection if you are not satisfied with the results of the first inspection or if you just want to have a second opinion before spending money on repairs.     Negotiations

    Depending on what the inspection report contains, there may be further price negotiations between the Buyer and the Seller of a property. The buyer may decide to purchase the property as-is depending on the severity of the issues. Or the buyer might request that the asking price be reduced to reflect the cost of fixing the problems. Another possibility is that the buyer requests the seller fix the issues before proceeding with the property’s sale. Sometimes the re-negotiation stage will be a combination of all of these strategies. If you are unable to reach a compromise, and the Buyer is still within their option period, they may back out of the sale with no consequence other than losing their option money which is typically not a huge loss to them. Otherwise, the buyer will be contractually obligated to continue with the purchase of the property or risk losing their earnest money.

    Repairs

    The seller should be able to perform the repairs before the sale of the house or the closing date may be extended to reflect additional time for repairs to take place. Also, make sure to check with your homeowners insurance policy to see if they will cover any of the costs for the repairs. Before you hire anyone to do repairs, make sure to reach out to your insurance provider. 

    No matter what the problem is, it can be important to have it fixed as soon as possible. If you wait too long to fix a problem, it could end up costing you more money in the future if the problem worsens.
